Scenario (no PII)

Enter a clean, non-PII scenario. The analyzer compares agency and overlay-aware fit using guide-grounded rules.

Borrower profile

Income ÷ area median income for the property's location (FFIEC / HUD median by census tract). HomeReady and Home Possible generally cap qualifying income at 80% of AMI. Low-income-tract rules can differ. Verify with the Fannie AMI Lookup and Freddie Home Possible tools. Leave the median blank to skip the AMI check.

What is AMI %?

Formula: annual qualifying income ÷ area median income × 100. This scenario: $85,000 ÷ $109,000 = 77.98%.

  • Why it matters: affordable conventional products (Fannie HomeReady, Freddie Home Possible) use AMI % for eligibility. At or below the limit can also mean reduced MI coverage and loan-level price adjustment relief.
  • Where the median comes from: FFIEC / HUD publish median family income by census tract each year; the GSE lookup tools return the limit for the subject property address.
  • What income counts: for GSE products, the qualifying income of the borrowers on the loan—not every member of the household.
  • USDA is different: it counts total household income against a county limit (commonly 115% of AMI), checked in the USDA eligibility tool.

Mortgage pooling & MBS

After a loan closes, lenders often sell it into the secondary market so they can replenish capital and originate more mortgages. Pooling groups loans with similar features; securitization turns that pool into a mortgage-backed security (MBS) that investors can buy. This page’s product analyzer is about program fit—pooling and delivery come later, under seller/servicer or issuer rules.

Originate

Primary market: lender funds a 1–4 unit mortgage (fixed or ARM; terms often 10–30 years) under agency or government program rules.

Sell / commit

Lender sells for cash or swaps loans for MBS (lender swap). Needs MBS execution approval, custodial setup, and an MBS commitment where required.

Pool & certify

Similar loans are grouped; document custodian certifies collateral; loan delivery data (often ULDD) is transmitted with pool/delivery schedule.

Issue & trade

Agency/issuer guarantees timely P&I on the MBS; security settles via TBA or as a specified pool; cash flows pass through to investors.

Who pools what

  • Fannie Mae / Freddie Mac (GSEs) — Buy or swap conventional conforming loans that meet Selling Guide / Seller/Servicer Guide rules, then issue Agency MBS (UMBS for TBA-eligible fixed-rate). Guaranty is the enterprise’s obligation—not the full faith and credit of the U.S. government.
  • Ginnie Mae — Does not buy loans or underwrite. Guarantees MBS issued by approved issuers that pool government-insured/guaranteed loans (FHA, VA, USDA/RHS, and certain other HUD programs). Full faith and credit of the U.S.
  • Private-label — Non-agency securitizations (no TBA market at Agency scale). Outside this tool’s scope.

UMBS, TBA & specified pools

  • UMBS — Uniform MBS: FHFA Single Security so Fannie and Freddie TBA-eligible fixed-rate pools (10/15/20/30-year) are fungible in one TBA market. Re-securitizations of UMBS are called Supers.
  • TBA — Trade agrees on term, coupon, face value, price, and settlement; pool number/CUSIP announced ~48 hours before settle (“48-Hour Rule”). SIFMA “good delivery” rules define interchangeable collateral.
  • Specified pools — CUSIP known at trade; may command a “pay-up” vs TBA for desirable prepay traits (e.g., small loan size, investor occupancy, geographic concentration).
  • Standard vs special — TBA-eligible UMBS typically hold “standard” mortgages; loans with special cash-flow/prepay/tax traits usually go into TBA-ineligible MBS (sometimes de minimis in UMBS).

Pass-through economics

  • Borrowers pay note rate → investors receive a lower pass-through (coupon) after servicing fee + guaranty fee (g-fee).
  • Investors get a pro-rata share of scheduled P&I plus unscheduled principal (prepayments, curtailments). Fannie Mae fixed-rate certificates typically distribute around the 25th of the month.
  • Pass-through / single-class securities vs multiclass (CMOs/tranches) with different payment priorities—Agency CRT programs separately transfer credit risk.

Fannie Mae pooling parameters (summary)

Confirm current Selling Guide Part C3 before delivery—figures below are commonly published guide/capital-markets summaries.

  • Single-lender pool — One lender’s loans sharing amortization/term/mortgage type (or ARM plan). Typical minimum aggregate UPB: $1M fixed-rate; $500K ARMs.
  • Fannie Majors — Multi-lender pool; once open, a lender may contribute as little as ~$1,000 UPB. Current-production fixed-rate; often ≤12 months seasoning; share of MBS proportional to contribution.
  • Note-rate band (fixed-rate) — Loans in a pool generally must have note rates from 25 bp to 112.5 bp above the pool pass-through (e.g., 5.0% coupon → ~5.25%–6.125% notes). Buyups/buydowns can manage excess servicing / coupon fit.
  • Term buckets (original term) — Common UMBS-style bands: 30-yr 181–360 mo; 20-yr 181–240; 15-yr 85–180; 10-yr 85–120 (prefixes such as CL/CT/CI/CN; high-balance and high-LTV refi use separate prefixes).
  • Ops prerequisites — MBS execution approval + MBS committing access; eligible document custodian + Master Custodial Agreement (Form 2017); deliver data and docs so custodian can certify before pool close / security issuance.
  • Execution paths — Lender swap (loans → MBS), portfolio/conduit securitization, structured re-securitizations (including Supers).

Ginnie Mae pooling (summary)

Confirm the current Ginnie Mae MBS Guide and issuer eligibility—not modeled by Analyze.

  • Ginnie Mae I — Single-issuer pools (custom). Example: single-family level-payment (suffix SF) often requires a large minimum original principal (commonly cited at $1M for Ginnie I SF).
  • Ginnie Mae II — Custom (single issuer) or multiple-issuer pools built from loan packages (smaller packages allowed; MIP rules for buydowns / high-balance mixing apply).
  • Pool/loan package types — Level payment, buydown (BD), ARM, graduated payment (GPM), growing equity (GEM), serial notes, and other specialty chapters—each with its own guide chapter and document-custodian rules.
  • Issuer bar — Approval + ongoing net worth / liquidity tests (e.g., single-family program: base net worth plus bps of effective outstanding obligations; liquid assets floor). Electronic pooling (e.g., GinnieNET) is required for SF pools.
  • Collateral path — Issuer submits pool/loan docs; document custodian certifies (forms such as HUD-11706 / 11711 series) before securities issue.

Ops glossary

ULDD
Uniform Loan Delivery Dataset—loan-level delivery data to GSEs (and related fields such as pooling method on the loan contract).
WAC / WAM
Weighted-average coupon / maturity of loans in the pool—key disclosure stats for investors.
Servicing retained vs released
Whether the seller keeps servicing or transfers it when selling/pooling—affects remittance cycles and economics.
Mandatory commitment
Seller commits to deliver a set amount of loans/MBS by a date; pair with pipeline hedging (often via TBA).
Good delivery
SIFMA rules for what may settle a TBA trade (term, coupon, pool characteristics).
Pool prefix / subtype
Codes describing product, term, high-balance, ARM plan, etc., used for pooling and trading.
First rate change date
First date the ARM note rate can adjust—not the first borrower payment, and usually one month before the first payment change date.
First payment change date
First due date of the new P&I after a rate adjustment (often the 1st of the month after the rate change month).

ARM first rate change date

On typical agency ARMs, rate and payment do not move on the same day. Delivery math is often: 1st interest rate change date = 1st payment change date − 1 month (new rate accrues in March → first payment at the new amount due April 1). Initial fixed period is commonly measured from first payment date to first interest rate change date (e.g. 5/1 → about 60 months).

Note math (usual)

  • Rate change March 1 → payment change April 1
  • Rate change June 1 → payment change July 1
  • Do not confuse with first payment date after closing, next (subsequent) rate adjustment, or MBS pool issue date.

Bank / ops cycle cutoff (example)

Some lenders use a calendar cutoff so lookback, rate calc, Reg Z notices, and boarding still fit before the next payment-change cycle. Example pattern used in training here:

Cutoff date Allowed cycle
March 10 or earlier April OK (rate in March → new payment April 1)
March 11 or later Miss April → roll to July (rate in June → new payment July 1)

The 10th/11th only chooses which cycle the servicer books; inside that cycle, note math (rate month, then payment month) still applies. Confirm your investor/servicer matrix—cutoffs are not universal agency guide text.

Verify:

Pool eligibility, prefixes, commitment windows, custodian certification, remittance type, and TBA good-delivery rules change. Always confirm the current Fannie Mae Selling Guide (Part C3), Freddie Mac Seller/Servicer Guide / capital markets docs, Ginnie Mae MBS Guide, SIFMA TBA guidelines, and your investor/issuer overlays. ARM first rate / payment change dates and any servicer cycle cutoffs (e.g. March 10 → April vs March 11 → July) must be confirmed on the note and your servicer calendar. This analyzer does not score pool eligibility, ULDD readiness, issuer status, MBS pricing, or ARM reset calendars.

Secondary market · delivery

Ginnie Mae

Not a loan product or underwriting agency. Ginnie Mae guarantees MBS backed by government-insured or guaranteed loans (FHA, VA, USDA) after those programs approve the loan and an approved issuer pools it (Ginnie Mae I single-issuer or Ginnie Mae II custom / multiple-issuer structures—see pooling primer above).

Verify:

Confirm current Ginnie Mae MBS Guide and issuer requirements for pool delivery. This tool does not assess Ginnie Mae pool eligibility, issuer status, or ULDD delivery readiness.

Applies when:

Run Analyze to see whether FHA / VA / USDA product fits suggest possible Ginnie Mae MBS delivery.

          Appraisal products & collateral delivery

Every agency and government loan needs a supported value. Depending on AUS findings, LTV, occupancy, and property type, that value can come from a waiver (no appraisal), a property data collection, a desktop or hybrid appraisal, or a traditional full appraisal. Decision-support only—DU / LPA / TOTAL / GUS findings and the current guides decide which path applies.

          Waiver

Fannie value acceptance or Freddie ACE accepts the lender's value estimate from models and prior data. No appraiser, no inspection.

          Property data only

Fannie value acceptance + property data or Freddie ACE+ PDR: a trained data collector inspects and reports condition; still no appraiser opinion of value.

          Desktop / hybrid

A licensed appraiser gives the value. Desktop: no inspection, uses public and MLS data. Hybrid: a third party collects property data, the appraiser completes the report.

          Traditional full

Appraiser inspects interior and exterior and develops the sales comparison (plus cost / income where needed). Required whenever AUS does not offer an alternative.

GSE appraisal products (Fannie Mae / Freddie Mac)

Traditional report forms (legacy UAD 2.6)

          • 1004 / Freddie 70 (URAR) — single-family, interior and exterior; the workhorse form.
          • 1073 / Freddie 465 — individual condominium unit, interior and exterior.
          • 1075 / Freddie 466 — condominium unit, exterior-only.
          • 2055 / Freddie 2055 — single-family, exterior-only (drive-by), when AUS allows.
          • 1025 / Freddie 72 — small residential income property (2–4 units), with rent schedule.
          • 1004C / Freddie 70B — manufactured home.
          • 1004D / Freddie 442 — appraisal update and/or completion certificate (subject-to repairs or new construction).
          • 216 / 998 — operating income statement and comparable rent schedule add-ons for investment properties.

          Alternatives and age rules

          • Desktop appraisal — Fannie 1004 Desktop when DU offers it (typically purchase, 1-unit primary residence, lower LTV bands). Freddie offers a comparable path through LPA.
          • Hybrid appraisal — data collector inspects (photos, floor plan, condition) and the appraiser completes the report without visiting.
          • Value acceptance / ACE — appraisal waiver offered by DU or LPA. Lender may still order an appraisal; LTV, cash-out, investment, and property type limit eligibility.
          • Value acceptance + property data / ACE+ PDR — waiver with a property data report to confirm condition and existence.
          • Appraisal age — the effective date must generally be within 12 months of the note date. Older than about 4 months requires a 1004D / 442 update. Older than 12 months requires a new appraisal.
          • Rep and warrant relief — Fannie Day 1 Certainty and Freddie LCA can relieve value reps when risk scores are low; verify current terms.

UCDP — Uniform Collateral Data Portal
          • What it is: the joint Fannie Mae / Freddie Mac portal for submitting appraisal reports electronically (MISMO XML with embedded PDF) before the loan is delivered.
          • Submission Summary Report (SSR): returned for each submission. Lists findings by severity; hard stops must be fixed (or overridden where allowed) before delivery.
          • Collateral Underwriter (CU): Fannie's automated appraisal risk score, 1.0 (lowest risk) to 5.0, with flags for comparables, condition, and overvaluation.
          • Loan Collateral Advisor (LCA): Freddie's equivalent risk score and messages, plus eligibility for collateral rep and warrant relief.
          • Doc file ID: UCDP assigns an ID per appraisal that must match the loan delivery (ULDD) data.
          • FHA uses a separate portal — EAD (Electronic Appraisal Delivery) through FHA Connection. VA appraisals flow through WebLGY.

UAD 3.6 and the redesigned URAR
          • One dynamic report: the redesigned Uniform Residential Appraisal Report replaces the legacy form family (1004, 1073, 1075, 1025, 2055, 1004C and related addenda). Sections appear or hide based on property type and scope.
          • New dataset: UAD 3.6 on MISMO 3.6—more structured data (condition and quality ratings, property features, market analysis) and fewer free-text fields.
          • Built for automation: cleaner data for CU / LCA risk scoring, waiver models, and hybrid or desktop workflows.
          1. Limited production — early adopters submit UAD 3.6 reports through UCDP.
          2. Broad production (Jan 2026) — all lenders may submit UAD 3.6.
          3. Mandatory (Nov 2026) — new submissions must use UAD 3.6 / redesigned URAR.
          4. Legacy retirement (May 2027) — legacy UAD 2.6 forms no longer accepted.

          FHA, VA, and USDA appraisals

          FHA (HUD)

          • FHA roster appraiser; report must address HUD Minimum Property Requirements / Standards (safety, security, soundness).
          • Submitted through EAD in FHA Connection before endorsement.
          • Validity is generally 180 days, with an update option in limited cases (verify HUD 4000.1).
          • Streamline refinances can close without an appraisal (non-credit-qualifying).

          VA

          • VA assigns a fee-panel appraiser through WebLGY—lenders do not choose.
          • Report must address VA Minimum Property Requirements; result is the Notice of Value (NOV).
          • Tidewater: if value may come in low, the appraiser notifies the lender first so supporting sales can be sent.
          • IRRRLs generally do not require an appraisal.

          USDA

          • Guaranteed loans use standard GSE forms (1004 / 1073 / 1004C) and HUD-style property standards.
          • Property must be in a USDA-eligible area; household income must fit the county limit.
          • Appraisal is reviewed with the GUS submission. Streamlined-assist refinances may not need one.
